We hear all the time that it's a tough real estate market for sellers right now. There are some ways to set your home apart and get the very best price, and the cost is so much less than your potential profit. De-cluttering
- Real estate professionals - according to Homegain.com - assert that the biggest return on investment possible when selling your home is to de-clutter. The average ROI is 973%!! In other words, for every dollar you spend de-cluttering you can expect to get back $973. This compares to: flooring - 101%, painting the interior - 148%, and updating a kitchen or bath - 168%.
- Real estate expert Sophie Allsop of HGTV's "The Unsellables" says that every box of clutter removed is worth $400 to $800 in added value to the property. Or, think of it this way - each box of clutter you don't remove costs you $400 or more!
Staging
- The National Association of Realtors report that, on average, a staged home sells more than twice as fast as a non-staged home (13.9 vs. 31 days). The US Housing and Urban Development Agency says the home will sell, on average for 17% more than its non-staged competitors.
- According again to Homegain.com, sellers who spend $500 on staging recover 343% of the cost when they sell the home.
- It is estimated that only 10% of home buyers can visualize the potential of a home when viewing it unstaged or empty.
So the key points are neutralizing and de-personalizing. Help the buyer picture themselves living happily in the house. Even buyers who may live in clutter currently don't view their Fantasy Home as a place full of excess stuff! Don't use anything (paint color, artwork) too out of the norm for the neighborhood or too taste specific. Take down your family photos, clear out the closets so they look HUGE, and finish up any incomplete maintenance projects.
